House rules

The primary renter must be at least 21 years old. Smoking is not allowed. One hypoallergenic/non-shedding dog is permitted; other dogs, multiple dogs and other pets require express approval. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Utilities are included, but guests are responsible for excessive utility usage. Events of any size, commercial activities and other non-traditional uses, including rotating guest groups during a stay, require prior written host approval. Additional fees and/or an increased security deposit may apply. A refundable cash security deposit of $10,000 is required, administered under a separate owner–guest Security Deposit Agreement signed by both parties before check-in. Payments are non-refundable unless otherwise stated. After cancellation, Marquis will use best efforts to work with the owner to reopen the dates; reopening is the owner's decision. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, guests may use the original dates if payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments above $3,500 must be by check, ACH or wire. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours.

Getting there

Nearby beaches include Foster Memorial Town Beach, Sagg Main Beach and Ocean Road Beach. Bridgehampton and East Hampton are minutes away. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May.
