House rules

The primary renter must be at least 32 years old. Smoking is not permitted. Additional persons and events require express approval. Events, commercial activities, rotating groups during one stay and other non-traditional uses require prior written host approval; additional fees and/or an increased security deposit may apply. One dog up to 70 lbs is permitted; larger dogs, multiple dogs and other pets require express approval. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $90.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Reservations require approval before confirmation. Unless otherwise stated, payments are non-refundable. If cancellation dates are reopened at the owner's discretion and rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after the replacement reservation is paid in full. If no replacement booking is made, guests may use their original dates if payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger balance payments must be made by check, ACH or wire. In lieu of a security deposit, the property carries up to $25,000 in damage protection, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours.

Getting there

Ocean beaches and Peconic Bay are minutes away. The property is not accessible for guests with mobility disabilities. Outside Memorial Day through Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically take place in late April or early May.
