House rules

The primary renter must be at least 21. Smoking is not allowed. Additional guests and events require express approval. Events, commercial activities and other non-traditional uses, including rotating groups during the same stay, require prior written host approval and may incur additional fees or an increased security deposit. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Utility fees are included in the rental amount, but guests are responsible for excessive utility usage. A refundable cash security deposit of 10% is required, governed by a separate agreement signed by owner and guest before check-in. Payments are non-refundable unless otherwise stated. After cancellation, Marquis will make best efforts to work with the owner to reopen and rebook the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, guests may use their original dates if payments comply with the agreed schedule and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; amounts over $3,500 must be paid by check, ACH or wire. The owner may show the property to prospective renters or buyers, with efforts to provide advance notice and schedule showings during reasonable daytime hours.

Getting there

The estate is beachfront with direct beach access. It is not wheelchair accessible. The guest-house bedroom and four main-house bedrooms are on the second floor. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May.
