House rules

Maximum occupancy is 11; additional guests are not permitted. Smoking is not allowed. Events are prohibited. Any reservation involving events, commercial activities, other non-traditional uses or rotating guest groups requires prior written host approval; additional fees and/or an increased security deposit may apply. Pets require owner approval and may incur additional fees or a security deposit. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $100.00 per night of the reservation. For reservations longer than seven nights, one cleaning per week is mandatory and paid by the guest. Reservations require approval before confirmation. Outside Memorial Day to Labor Day, inquire before booking about pool availability and outdoor furniture and equipment. Spring cleaning and updates typically occur in late April or early May. Payments are non-refundable unless otherwise stated. Marquis may attempt to arrange rebooking with the owner's agreement. If the original dates are rebooked at the same or higher price and the replacement payment is collected in full, a refund less 20% of the original total reservation amount is issued. If no replacement booking is made, the original stay may be used if payments meet the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. The owner may need to show the property to prospective renters or buyers, with efforts to provide advance notice and schedule reasonable daytime showings.

Getting there

The house is south of the Highway and south of Quogue Street, minutes from town and beaches. Nearby beaches include Hot Dog Beach, Rogers Beach and Village Beach. Not suitable for unrelated guests. The primary renter must be at least 30 years old.
