House rules

The primary renter must be at least 30 years old. No persons beyond the maximum occupancy of 10 are permitted. Pets and smoking are prohibited. Events are prohibited; reservations involving events, commercial activities, other non-traditional uses or rotating guest groups require prior written host approval, and additional fees and/or an increased security deposit may apply. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $115.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Outside Memorial Day to Labor Day, inquire before booking about pool and outdoor furniture/equipment availability. Spring cleaning and updates typically take place in late April or early May. Unless otherwise stated, payments are non-refundable. If cancellation dates are reopened at the owner's discretion and rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If the dates are not rebooked, the original guest may use them provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property includes up to $25,000 of damage protection, subject to the booking agreement. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours.

Getting there

Sagg Main Beach is 3 miles away. The property lies between Sag Harbor and Bridgehampton via back roads and is adjacent to a nature preserve. The home is not handicap accessible and is not suitable for unrelated guests. Summer rentals require a minimum of thirty days.
