House rules

Maximum occupancy is eight; no additional guests are permitted. Smoking is not allowed. Events are prohibited. Reservations involving events, commercial activities or other non-traditional uses, including rotating groups during the same stay, require prior written host approval and may incur additional fees or an increased security deposit. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $110.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. One hypoallergenic, non-shedding dog of 25 lbs or less is permitted for an additional $300.00 per booking. Other dogs, multiple dogs and other pets require express approval; the additional-fee schedule specifies $300 per dog per booking. For stays outside Memorial Day to Labor Day, inquire before booking about pool, outdoor furniture and equipment availability. Spring cleaning and updates typically occur in late April or early May. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis will use best efforts to work with the owner to reopen and rebook the original dates; reopening is the owner's decision. If the same dates are rebooked at the same or higher price, a refund less a penalty of 20% of the total original reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, guests may use their original dates if payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; payments above $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with efforts to provide advance notice and arrange reasonable daytime hours.

Getting there

Main Street in Westhampton Beach is within walking distance. Rogers Beach is a short bicycle or car ride away; two beach cruisers are available. The home is not suitable for unrelated guests. The primary renter must be at least 28 years old.
