House rules

The primary renter must be at least 30 years old. Maximum occupancy is 10, with no additional guests permitted. Pets, smoking and events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating guest groups require prior written host approval; additional fees and/or an increased security deposit may apply. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $200.00 per night of the reservation. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. If canceled dates are reopened at the owner's discretion and successfully rebooked for the same dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after the replacement reservation is paid in full. If the property is not rebooked, guests may use their original dates if payments meet the agreed schedule and Marquis is notified in writing at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, with coverage details in the booking agreement. The owner may need to show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours.

Getting there

The private ocean beach is directly in front of the home. The property is on Old Montauk Highway, one mile from central Montauk Village; Gurney's Inn is within walking distance. The property is not handicap accessible and is not suitable for multiple families or unrelated guests. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; seasonal cleaning and updates typically occur in late April or early May.
