House rules

The primary renter must be at least 30. Pets, smoking, and events are prohibited. Additional guests require express approval. Events, commercial activities, other non-traditional uses, and rotating guest groups require prior written host approval; additional fees and/or an increased security deposit may apply. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $125.00 per reservation night. One light cleaning per eight nights booked and one end-of-stay cleaning are included. Additional cleaning may be requested at the guest's expense. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and rebooked at the same or higher price, a refund less a penalty of 20% of the original reservation total is issued after full payment for the replacement booking is collected. If not rebooked, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH, or wire. In lieu of a security deposit, the property carries up to $25,000 of damage protection, with coverage details in the booking agreement. The owner may need to show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime showings.

Getting there

All four bedrooms are on the second floor. Horton Lane Beach is nearby. A community park with tennis and pickleball courts and a playground is a short walk down Peconic Lane. Outside Memorial Day to Labor Day, inquire before booking about pool, outdoor furniture, and equipment availability; spring cleaning and updates typically occur in late April or early May.
