House rules

Reservations require approval before confirmation. The primary renter must be at least 30. No additional persons beyond the maximum occupancy of eight are permitted. Smoking is not allowed. Events are prohibited. Event-related reservations, commercial activities, other non-traditional uses and rotating guest groups require prior written host approval; additional fees or an increased security deposit may apply. Utility fees are included, but guests are responsible for excessive utility usage, defined as utility costs over $75.00 per reservation night. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. One dog of 30 lbs or less is permitted for $200.00 per booking. Larger dogs, multiple dogs and other pets require express approval. The additional-fees entry specifies $200 per dog per booking. Unless otherwise stated, payments are non-refundable. If cancellation dates are reopened at the owner's discretion and rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement. The owner may need to show the property to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours.

Getting there

The beach is within walking distance. Town is a 10-minute drive away; East Hampton Main Beach is 6.6 miles away. The primary renter must be at least 30 years old. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture, equipment and pool/hot-tub availability; spring cleaning and updates typically occur in late April or early May.
