House rules

The primary renter must be at least 30 years old. Smoking is not allowed. Pets are prohibited unless express approval is provided. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $115.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Events, commercial activities and other non-traditional uses, including rotating groups during the same stay, require prior written host approval. Additional fees and/or an increased security deposit may apply. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis may work with the owner to reopen the dates; reopening is at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the original reservation total is issued after full payment for the replacement reservation is collected. If no replacement booking is made, guests may use the original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, with coverage details in the booking agreement. The owner may show the property to prospective renters or buyers, with efforts to provide advance notice and schedule reasonable daytime visits.

Getting there

Transportation, Bridgehampton shops, restaurants and galleries, including the Dan Flavin Art Institute, are within walking distance. Nearby beaches are a short drive away. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; seasonal cleaning and updates typically take place in late April or early May.
