House rules

The primary renter must be at least 30 years old. No guests beyond the maximum occupancy of 12 are permitted. Smoking is not allowed. Pets require prior owner approval and may incur additional fees and/or a security deposit. Commercial activities, other non-traditional uses and rotating guest groups require prior written host approval and may incur additional fees and/or an increased security deposit. Utilities are included, but guests are responsible for excessive utility usage, defined as utility costs over $175.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Unless otherwise stated, payments are non-refundable. Marquis may work with the owner to reopen cancelled dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a 20% penalty on the original reservation total is issued after the replacement reservation is paid in full. If no replacement reservation is made, guests may use their original dates provided payments comply with the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments above $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of accidental damage protection, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with efforts to provide advance notice and arrange reasonable daytime hours.

Getting there

The villa is beside Tiana Bay with easy access to the water and is close to ocean beaches. A reservation requires approval before it is confirmed. Inquire before booking outside Memorial Day to Labor Day about outdoor furniture and equipment; spring cleaning and updates typically take place in late April or early May.
