House rules

The primary renter must be at least 30 years old. No guests beyond the maximum occupancy of eight are permitted. Smoking is not allowed. Events are prohibited; reservations involving events, commercial activities, rotating guest groups or other non-traditional uses require prior written host approval and may incur additional fees or an increased security deposit. Fireplace use is unsafe and prohibited; use results in forfeiture of the security deposit. One dog of 50 lbs or less is permitted for an additional $250.00 per booking. Larger dogs, multiple dogs and other pets require express approval. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $105.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Reservations require approval before confirmation. Unless otherwise stated, payments are non-refundable. If cancellation dates are reopened at the owner's discretion and rebooked for the original dates at the same or higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If no replacement booking is made, guests may use their original dates provided scheduled payments are made and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; payments above $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property offers up to $25,000 in damage protection, subject to the booking agreement. The owner may arrange showings to prospective renters or buyers, with efforts to provide advance notice and schedule reasonable daytime visits.

Getting there

The house is waterfront and steps from the beach, with a private sandy area leading down to the beach. Driveway parking accommodates four cars. Outside Memorial Day through Labor Day, inquire before booking about outdoor furniture and equipment availability. Spring cleaning and updates typically take place in late April or early May.
