House rules

The primary renter must be at least 25 years old. Smoking is not allowed. Additional guests require express approval. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval and may incur additional fees or an increased security deposit. Pets require owner approval; the dog approval fee is $300 per dog per booking, and a security deposit may also apply. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Utilities are included, but guests are responsible for excessive usage. Reservations require approval before confirmation. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to use reasonable daytime hours. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and successfully rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement booking. If not rebooked, use of the original reservation remains possible subject to the payment schedule and written notice at least 72 hours before arrival. In lieu of a security deposit, the property includes up to $25,000 in damage protection, subject to the booking agreement; separate conditional deposits may apply to approved pets or special uses.

Getting there

Ditch Plains Beach, Montauk town center and Montauk Point Lighthouse are a short drive away. Bedrooms and bathrooms are distributed across two floors. Outside Memorial Day through Labor Day, inquire before booking about availability of outdoor furniture and equipment; spring cleaning and updates typically occur in late April or early May.
