House rules

Maximum occupancy is six, with no additional guests permitted. The primary renter must be at least 35 years old. The home is not suitable for unrelated guests. Pets and smoking are prohibited. Events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating groups require prior written host approval and may incur additional fees or an increased security deposit. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $85.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and rebooked at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement booking. If the dates are not rebooked, guests may use their original dates provided payments are current and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, the property carries up to $25,000 in damage protection, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with efforts made to provide advance notice and schedule reasonable daytime hours.

Getting there

The home is at the end of a private drive, with a stated five-minute drive to destinations around Montauk. Driveway parking is limited to two cars. The home is not handicap accessible. Outdoor furniture and equipment availability outside Memorial Day to Labor Day should be checked before booking; seasonal cleaning and updates typically occur in late April or early May.
