House rules

Maximum occupancy is eight guests. The primary renter must be at least 30 years old. Smoking is not allowed. Reservations require approval before confirmation. Pets require owner approval; the dog approval fee is $200 per dog per booking, and additional fees and/or a security deposit may apply. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $97.00 per night of the reservation. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Events of any size, commercial activities, other non-traditional uses and rotating groups of guests during one stay require prior written host approval. Additional fees and/or an increased security deposit may apply. Unless otherwise stated, payments are non-refundable. If a guest cancels, Marquis will make best efforts to work with the owner to reopen and rebook the dates; reopening is at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after the new reservation is paid in full. If the dates are not rebooked, the original stay may still be used provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation starts. In lieu of a security deposit, the property has up to $25,000 in damage protection; coverage details are in the booking agreement. The owner may need to show the property to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours.

Getting there

Ditch Plains Beach, Shadmoor State Park and Montauk Downs State Park Golf Course are nearby. For stays outside Memorial Day to Labor Day, inquire before booking about availability of outdoor furniture and equipment; spring cleaning and updates typically occur in late April or early May.
