House rules

The primary renter must be at least 30 years old. Reservations require approval before confirmation. Smoking is not permitted. Utility fees are included, but guests are responsible for excessive utility usage, defined as utility costs over $85.00 per reservation night. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest’s expense. Events of any size, commercial activities and other non-traditional uses, including rotating groups during one stay, require prior written host approval. Additional fees and/or an increased security deposit may apply. Payments are non-refundable unless otherwise stated. If the owner agrees to reopen cancelled dates and the property is rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement booking. If it is not rebooked, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments above $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, with coverage details in the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule showings during reasonable daytime hours.

Getting there

The house is north of the highway in Montauk. Town and the beach are within walking distance; Ditch Plains Beach is nearby, and The Crow’s Nest is a short walk away. The house has two stories, and steps lead from the deck to the yard and pool. Outdoor furniture and equipment may be unavailable outside Memorial Day to Labor Day; inquire before booking for off-season stays.
