House rules

Minimum stay: two weeks. The primary renter must be at least 30 years old. Maximum occupancy is eight; no additional persons are permitted. Smoking is not allowed. Events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating groups require prior written host approval and may involve additional fees or an increased security deposit. Reservations require approval before confirmation. Pets require owner approval; dog approval costs $250 per dog per booking, and additional fees and/or a security deposit may apply. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $125.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Outside Memorial Day to Labor Day, inquire before booking about pool, hot-tub, outdoor furniture and equipment availability. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours. Unless otherwise stated, payments are non-refundable. If the owner agrees to reopen canceled dates and the property is rebooked for the original dates at the same or higher price, a refund less a penalty of 20% of the original reservation total is issued after full payment for the new reservation is collected. If no new reservation is made, guests may use their original dates if payments are current and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; amounts over $3,500 must be paid by check, ACH or wire. In lieu of a security deposit, the property includes up to $25,000 of damage protection, with coverage details in the booking agreement.

Getting there

Ditch Plains is a five-minute drive or five-minute bike ride away. Culloden Beach/Marina is a four-minute drive away. Montauk Village is a five-minute drive away, and Gotham Tennis is a short walk away. The home spans four levels with stairs. It is not suitable for unrelated guests.
