House rules

The primary renter must be at least 30 years old. Smoking is not allowed. Reservations require approval before confirmation. Additional guests require express approval and may incur a fee of $150.00 per person per night. Events are prohibited; requests involving events, commercial activities, rotating guest groups or other non-traditional uses require prior written host approval and may entail additional fees or an increased security deposit. One dog weighing 15 lbs or less is permitted for $250.00 per booking. Larger dogs, multiple dogs and all other pets require express approval; the additional-fees schedule specifies $250 per dog per booking. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $110.00 per reservation night. One end-of-stay cleaning is included. Stays longer than seven nights require one cleaning per week at the guest's expense. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and successfully rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full collection of the new reservation payment. If no new reservation is made, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments above $3,500 must be made by check, ACH or wire. Instead of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours.

Getting there

The home is close to East Hampton Village and easy to reach by bicycle. The property is not handicap accessible. Outside Memorial Day to Labor Day, inquire before booking about availability of outdoor furniture and equipment; seasonal cleaning and updates typically take place in late April or early May.
