House rules

Maximum occupancy is eight. The primary renter must be at least 21. Pets and smoking are prohibited. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $80.00 per night. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval; additional fees and/or an increased security deposit may apply. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. Unless otherwise stated, payments are non-refundable. Reopening cancelled dates is at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, guests may use their original dates provided payments meet the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; amounts over $3,500 must be paid by check, ACH or wire. The owner may show the property to prospective renters or buyers, with advance notice and efforts to arrange reasonable daytime hours.

Getting there

The home is three miles from the town of East Hampton and is approached by an elevated footbridge. Bedrooms and the office sleeping area are on the second and third floors. Not suitable for unrelated guests or children aged four and under. Outside Memorial Day to Labor Day, inquire before booking about pool, outdoor furniture and equipment availability; seasonal cleaning and updates typically occur in late April or early May.
