House rules

Reservations require approval before confirmation. Maximum occupancy is 12, and the primary renter must be at least 25. Additional persons, pets and events are prohibited unless express approval is provided. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval; additional fees and/or an increased security deposit may apply. Smoking is not permitted. Utilities are included, but guests are responsible for excessive usage. One end-of-stay cleaning is included. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis will make best efforts to arrange reopening of the dates, subject to the owner's decision. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the stay. Credit-card balance payments are capped at $3,500; payments above $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement's coverage details.

Getting there

The house is south of the highway in Wainscott. Nearby town shops, including Breadzilla and Levain Bakery-Wainscott, can be reached on foot or by bicycle. Wainscott and East Hampton beaches are a short bicycle ride or drive away. Spring cleaning and updates typically occur in late April or early May; inquire before booking outside Memorial Day to Labor Day about outdoor furniture and equipment availability.
