House rules

The primary renter must be at least 30. No guests beyond the maximum occupancy of 12 are permitted. Bunk beds may be accommodated at an additional cost, without increasing the maximum occupancy. Smoking is not allowed. Events are prohibited under the events policy; any proposed event, commercial activity, rotating guest group or other non-traditional use requires prior written host approval and may incur additional fees or an increased deposit. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Utilities are included in the rental amount, but guests are responsible for excessive usage, defined as utility costs over $0.00 per night. A refundable cash deposit of $7,500 covers security and utilities; a separate security-deposit agreement must be signed before check-in. Payments are generally non-refundable unless otherwise stated. If canceled dates are reopened at the owner's discretion and successfully rebooked at the same or a higher price, a refund less 20% of the total reservation amount is issued after full payment for the replacement booking. If no replacement booking is made, guests may retain their original stay if payments are current and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours.

Getting there

Sag Harbor's Main Street is a five-minute drive away; East Hampton is seven minutes away. The property is not handicap accessible. Outdoor furniture and equipment may be unavailable outside Memorial Day to Labor Day; inquire before booking. Spring cleaning and updates typically take place in late April or early May.
