House rules

Maximum occupancy is 13. The primary renter must be at least 30 years old. Smoking is not permitted. Reservations require approval before confirmation. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval; additional fees and/or an increased security deposit may apply. One dog of 75 lbs or less is permitted for $250.00 per booking; larger dogs, multiple dogs and other pets require express approval. Utilities are included, but guests are responsible for excessive usage costs. One light cleaning per eight nights booked and one end-of-stay cleaning are included; additional cleanings are available at the guest's expense. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. Balance payments by credit card are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours.

Getting there

The private dock provides direct water access to Mattituck Inlet. Restaurants, shopping and art galleries are a short drive away. Outdoor furniture and equipment may be unavailable outside Memorial Day to Labor Day; inquire before booking. Spring cleaning and updates typically take place in late April or early May.
