House rules

The primary renter must be at least 30 years old. Maximum occupancy is 12; no additional persons are permitted. Smoking is not allowed. Events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating guest groups require prior written host approval and may incur additional fees and/or an increased security deposit. Pets require owner approval and may incur additional fees and/or a security deposit. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $175.00 per night of the reservation. One end-of-stay cleaning is included. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Unless otherwise stated, payments are non-refundable. Marquis may work with the owner to reopen cancelled dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total original reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, the original stay remains usable provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property includes up to $25,000 of damage protection, subject to the booking agreement's coverage terms. The owner may show the property to prospective renters or buyers, with advance notice and efforts to arrange reasonable daytime hours. Reservations require approval before confirmation.

Getting there

The property is near an ocean inlet and has a dock with space for two boats. Spring cleaning and updates typically occur in late April or early May. For stays outside Memorial Day to Labor Day, inquire before booking about outdoor furniture, equipment, pool and hot-tub availability.
