House rules

The primary renter must be at least 35 years old. Maximum occupancy is ten. Pets and smoking are prohibited. Additional guests require express approval. Events are prohibited; reservations involving events, commercial activities, rotating groups or other non-traditional uses require prior written approval and may incur additional fees or an increased security deposit. Reservation approval and a separate booking agreement signed by both parties are required before confirmation. A refundable cash security deposit of $10,000 is required, subject to a separate Security Deposit Agreement signed before check-in. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $140.00 per reservation night. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Unless otherwise stated, payments are non-refundable. If cancellation dates are reopened at the owner's discretion and successfully rebooked at the same or a higher price, a refund less a penalty of 20% of the total original reservation amount is issued after full payment for the replacement reservation. If not rebooked, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours.
