House rules

Maximum occupancy is six. The primary renter must be at least 28 years old. Smoking is not permitted. One dog of 20 lbs or less is permitted for an additional $250.00 per booking; heavier dogs, multiple dogs and all other pets require express approval. The additional-fees schedule specifies $250 per dog per booking. Utility fees are included, but guests are responsible for excessive usage. One end-of-stay cleaning is included. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Events of any size, commercial activities, other non-traditional uses and rotating guest groups require prior written host approval. Additional fees and/or an increased security deposit may apply. Spring cleaning and updates typically take place in late April or early May. For stays outside Memorial Day through Labor Day, inquire before booking about outdoor furniture and equipment availability. Payments are generally non-refundable. If cancellation dates are reopened at the owner's discretion and rebooked for the original dates at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement reservation. If dates are not rebooked, the original stay remains usable provided the payment schedule has been met and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property includes up to $25,000 in damage protection, subject to the booking agreement's coverage details. The owner may show the home to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours.

Getting there

Local beaches are a short drive away. Orient Point and Greenport are minutes away. All bedrooms are on the second floor; one full bathroom is on the main floor.
