House rules

The primary renter must be at least 30 years old. Maximum occupancy is eight; additional persons require express approval. Pets, smoking and events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating guest groups require prior written host approval; additional fees and/or an increased security deposit may apply. Reservations require approval before confirmation. Utility fees are included in the rental amount, but guests are responsible for excessive usage, defined as utility costs over $0.00 per night of the reservation. Guests pay for cleanings during and immediately after the stay. An upfront security deposit is required and is reimbursed pending any damages or issues discovered. The owner provides a lease for both parties to execute and may require renters insurance or other appropriate coverage. All payments are non-refundable unless otherwise discussed. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule showings during reasonable daytime hours.

Getting there

Hither Hills Beach is a short walk away, approximately 1½ blocks. A residents-only beachfront parking pass is provided. The home sits on a hill approximately 60 feet above sea level, overlooking the ocean. The property is not handicap accessible. Outside Memorial Day through Labor Day, inquire before booking about the availability of outdoor furniture and equipment; spring cleaning and updates typically take place in late April or early May.
