House rules

Maximum occupancy is nine. The primary renter must be at least 30 years old. Smoking is not allowed. Additional guests and events require express approval. Events, commercial activities, other non-traditional uses and rotating groups during a stay require prior written host approval; additional fees and/or an increased security deposit may apply. One dog of 25 lbs or less is permitted for an additional $250.00 per booking. Larger dogs, multiple dogs and all other pets require express approval. The additional-fee entry specifies $250 per dog per booking. Utility fees are included, but guests are responsible for excessive utility usage, defined as utility costs over $150.00 per night of the reservation. One light cleaning per eight nights booked and one end-of-stay cleaning are included; extra cleanings are available at the guest's expense. Payments are non-refundable unless otherwise stated. On cancellation, Marquis may work with the owner to reopen the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price and the replacement payment is collected in full, a refund less a penalty of 20% of the total original reservation amount is issued. If no new reservation is made, guests may use their original dates if payments comply with the booking schedule and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; payments over $3,500 must be by check, ACH or wire. Instead of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. Special-use reservations may require an increased deposit. The owner may show the property to prospective renters or buyers, with efforts to provide advance notice and schedule reasonable daytime visits.

Getting there

Foster Memorial Beach is a short drive away. Southampton, Sag Harbor and Bridgehampton are minutes away. Outdoor furniture and equipment may be seasonal; inquire before booking outside Memorial Day to Labor Day. The home includes second-floor sleeping spaces and a lower-level bathroom.
