House rules
Reservations require approval before confirmation. Smoking is not allowed. Additional guests and events require express approval. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval; additional fees and/or an increased security deposit may apply. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $115.00 per reservation night. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. Following cancellation, reopening the dates is at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the original reservation total is issued after the replacement reservation is paid in full. If no replacement reservation is made, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments above that amount must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. The owner may arrange showings for prospective renters or buyers, with efforts to provide advance notice and schedule reasonable daytime hours.
Getting there
Not suitable for unrelated guests. The primary renter must be at least 30 years old. The house is on a quiet street across from a Peconic land trust. Outdoor furniture and equipment may be seasonal; inquire before booking outside Memorial Day to Labor Day. Spring cleaning and updates typically take place in late April or early May.
Check dates and price before continuing with the host. A check does not reserve your stay. Confirm the terms with the host at staymarquis.com.
