House rules

The primary renter must be at least 25 years old. Reservations require approval before confirmation. Smoking is not allowed. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $100.00 per reservation night. One end-of-stay cleaning is included; stays longer than seven nights require one cleaning per week at the guest’s expense. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval; additional fees or an increased security deposit may apply. Payments are generally non-refundable. If the owner elects to reopen canceled dates and the property is rebooked for the original dates at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement booking. If no replacement booking is made, the original stay may be used if payments are current and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. Up to $25,000 of damage protection replaces a security deposit, subject to the booking agreement. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to use reasonable daytime hours.

Getting there

Shopping in East Hampton and Amagansett is about a five-minute drive away; ocean beaches are about a seven-minute drive away. Bedrooms 2, 3 and 4 are upstairs. Inquire before booking outside Memorial Day to Labor Day about outdoor furniture and equipment availability; seasonal cleaning and updates typically occur in late April or early May.
