House rules

The primary renter must be at least 30 years old. Maximum occupancy is eight; no additional guests are permitted. Pets, smoking and events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating guest groups require prior written host approval; additional fees and/or an increased security deposit may apply. Utilities are included, but guests are responsible for excessive utility usage. For stays longer than seven nights, one cleaning per week is mandatory at the guest’s expense. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis will use best efforts to work with the owner to reopen the dates, at the owner’s discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after the replacement reservation is paid in full. If the dates are not rebooked, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; balances above $3,500 must be paid by check, ACH or wire. In place of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with efforts to provide advance notice and schedule reasonable daytime showings.

Getting there

The home is south of the highway in Hampton Bays, minutes from restaurants, shops, bars and ocean beaches. Nearby beaches include Ponquogue Beach, Meschutt Beach and Tiana Town Beach. The property is not handicap accessible and is not suitable for children aged four and under or children aged five and older.
