House rules

The primary renter must be at least 30 years old. Maximum occupancy is four; additional guests are not permitted. Pets and smoking are prohibited. Events are prohibited. Any proposed event, commercial activity, other non-traditional use or rotating group of guests requires prior written host approval and may incur additional fees and/or an increased security deposit. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $120.00 per night of the reservation. One end-of-stay cleaning is included. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. If canceled dates are reopened at the owner's discretion and rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement booking is collected. If the property is not rebooked, guests may use the original dates if payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments above $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with efforts to give advance notice and schedule reasonable daytime showings.

Getting there

Meschutt Beach and Ponquogue Beach are a short drive away; Southampton is 10–15 minutes away by car. The property is not handicap accessible and is not suitable for unrelated guests or children. Outside Memorial Day to Labor Day, inquire before booking about pool, outdoor furniture and equipment availability; spring cleaning and updates typically take place in late April or early May.
