House rules

Reservations require approval before confirmation. Maximum occupancy is 10. Additional guests require express approval and may incur a $500.00 per-person, per-night fee. Smoking is not allowed. Events are prohibited. Events, commercial activities, other non-traditional uses and rotating groups require prior written host approval; additional fees and/or an increased security deposit may apply. One dog of 30 lbs or less is permitted for $400.00 per booking. Larger dogs, multiple dogs and other pets require express approval. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $200.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and rebooked for the original dates at the same or a higher price, a refund less 20% of the total original reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, the original dates may still be used if scheduled payments have been made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours.

Getting there

The train, Jitney, a trail and East Hampton village downtown are within walking distance. Nearby beaches include Main Beach and Georgica Beach. The primary renter must be at least 35 years old. The home is not suitable for unrelated guests. Outdoor furniture and equipment may be unavailable outside Memorial Day to Labor Day; inquire before booking.
