House rules

The primary renter must be at least 30 years old. No guests beyond the maximum occupancy of eight are permitted. Smoking is not allowed. Events are prohibited; reservations involving events, commercial activities, other non-traditional uses or rotating groups require prior written host approval, and additional fees or an increased security deposit may apply. One hypoallergenic, non-shedding dog of 50 lbs or less is permitted for $100.00 per booking. The additional-fees entry specifies $100 per dog per booking. Other dogs, multiple dogs and other pets require express approval. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $55.00 per night. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. One end-of-stay cleaning is included. Spring cleaning and updates typically occur in late April or early May. For stays outside Memorial Day through Labor Day, inquire before booking about outdoor furniture and equipment availability. Payments are non-refundable unless otherwise stated. Reopening cancelled dates is at the owner's discretion. If the original dates are rebooked at the same or higher price and the replacement payment is collected in full, a refund less a 20% penalty on the total reservation amount is issued. If not rebooked, guests may use their original dates provided payments meet the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. In place of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours.

Getting there

Montauk beaches are 5–7 minutes away. Town and the docks are four minutes away; Montauk Downs State Park golf course and pool facilities are a few blocks away. IGA and 7-11 are ten minutes away. Parking is limited to two cars in the driveway. The property is not handicap accessible.
