House rules

Reservations require approval before confirmation. The primary renter must be at least 21 years old. Smoking is not allowed. Pets require express approval. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $100.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Events of any size, commercial activities, other non-traditional uses and rotating guest groups require prior written host approval. Additional fees and/or an increased security deposit may apply. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis will use best efforts to work with the owner to reopen the dates; reopening is the owner's decision. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total original reservation amount is issued once the new reservation is paid in full. If no new reservation is made, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property includes up to $25,000 of damage protection, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with efforts to provide advance notice and schedule showings during reasonable daytime hours.

Getting there

Sag Harbor is one mile away and within walking distance; restaurants and shopping are a short walk away. Long Beach Bay Beach is nearby. Outside Memorial Day to Labor Day, inquire before booking about pool use and outdoor furniture and equipment availability. Spring cleaning and updates typically take place in late April or early May.
