House rules

The primary renter must be at least 30 years old. Maximum occupancy is 10; no additional persons beyond this limit are permitted. Smoking is not allowed. Events are prohibited. Event-related reservations, commercial activities, other non-traditional uses and rotating guest groups require prior written host approval and may incur additional fees or an increased security deposit. Pets require owner approval. The dog approval fee is $300 per dog per booking; additional fees and/or a security deposit may apply. Utilities are included, but guests are responsible for excessive utility usage, defined as costs over $35.00 per reservation night. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. A refundable cash security deposit of $10,000 is required, governed by a separate agreement signed by owner and guest before check-in. Payments are non-refundable unless otherwise stated. If canceled dates are reopened at the owner's discretion and rebooked at the same or a higher price, a refund less a penalty equal to 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. For stays outside Memorial Day to Labor Day, inquire before booking about pool and outdoor equipment availability. Spring cleaning and updates typically occur in late April or early May. Outdoor furniture is put away at the end of October. The owner may arrange showings for prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours.

Getting there

Little Plains ocean beach is a two-block walk away. Southampton village is a five-minute walk away. The home is not suitable for multiple families or unrelated guests. Four bedrooms are upstairs.
