House rules

The primary renter must be at least 25 years old. No additional people beyond the maximum occupancy of six are permitted. Pets and smoking are prohibited. Events are prohibited; any proposed event, commercial activity, other non-traditional use or rotating guest groups requires prior written host approval and may incur additional fees and/or an increased security deposit. Utility fees are included, but guests are responsible for excessive utility usage, defined as costs over $65.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. One end-of-stay cleaning is included. For stays outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability. Spring cleaning and updates typically take place in late April or early May. Reservations require approval before confirmation. Payments are non-refundable unless otherwise stated. Following cancellation, reopening the dates is at the owner's discretion. If Marquis rebooks the original dates at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, guests may use their original dates provided payments comply with the booking schedule and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; payments above $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with efforts to provide advance notice and schedule showings during reasonable daytime hours.

Getting there

Southampton Village is a short drive away. North Sea, Little Plains and Flying Point Beach are a few miles away. The home is not handicap accessible. Two bedrooms and the full bathroom are on the main floor; the other two bedrooms are upstairs. Parking is limited to three cars in the driveway.
