House rules

The primary renter must be at least 30 years old. Smoking and pets are prohibited. Additional guests require express approval. Events are prohibited; reservations involving events, commercial activities, other non-traditional uses or rotating groups require prior written host approval and may incur additional fees or an increased security deposit. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $120.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis will attempt to work with the owner to reopen and rebook the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued once the replacement reservation is paid in full. If no replacement reservation is made, guests may use the original dates if payments comply with the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement. The owner may need to show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime showings.

Getting there

Maidstone Beach is a few minutes' walk away. The house is one block from the bay, and Three Mile Harbor marina is within walking distance. Two bedrooms and one full bathroom are upstairs. The property is not handicap accessible and is not suitable for multiple families. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture, equipment and pool availability; spring cleaning and updates typically occur in late April or early May.
