House rules

The primary renter must be at least 25 years old. No guests beyond the maximum occupancy are permitted. Smoking is not allowed. Events are prohibited; reservations involving events, commercial activities, other non-traditional uses or rotating groups require prior written host approval and may incur additional fees or an increased security deposit. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $130.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Reservations require approval before confirmation. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and successfully rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment is collected for the replacement reservation. If no replacement reservation is made, guests may use their original dates if payments follow the agreed schedule and Marquis is notified in writing at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with efforts to provide advance notice and schedule reasonable daytime showings. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability. Spring cleaning and updates typically take place in late April or early May.

Getting there

Bay beaches are within walking distance; East Hampton village is a short drive away. The home has bedrooms on the main and second floors and is not handicap accessible. Maximum occupancy is eight guests, including no more than six adults. The property is not suitable for unrelated guests.
