House rules

Smoking is not allowed. Additional guests and events are prohibited without express approval. Events, commercial activities, other non-traditional uses, and rotating groups during the same stay require prior written host approval; additional fees and/or an increased security deposit may apply. Utility fees are included, but guests are responsible for excessive utility usage, defined as utility costs over $150.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. A refundable cash security deposit of 10% is required, governed by a separate agreement signed by owner and guest before check-in. For stays outside Memorial Day to Labor Day, inquire before booking about pool availability and outdoor furniture and equipment. Spring cleaning and updates typically take place in late April or early May. Payments are non-refundable unless otherwise stated. After cancellation, Marquis may work with the owner to reopen the dates. If the original dates are rebooked at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement booking. Reopening dates is the owner's decision. If the property is not rebooked, the original stay may still be used if payments meet the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH, or wire. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule them during reasonable daytime hours.

Getting there

The home is on a private block minutes from East Hampton Village. Nearby beaches include Main Beach, Georgica Beach, Wiborg Beach, Eqypt Beach, and Two Mile Hollow Beach. The property is not suitable for unrelated guests. The primary renter must be at least 30 years old.
