House rules

Maximum occupancy is six; no additional persons are permitted. Pets and smoking are prohibited. The property is not suitable for unrelated guests or children. The primary renter must be at least 30 years old. Events are prohibited. Special uses, including events, commercial activities and rotating groups during one stay, require prior written host approval and may incur additional fees or an increased security deposit. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $70.00 per night of the reservation. One end-of-stay cleaning is included in the reservation total. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Reservations require approval before confirmation. Payments are generally non-refundable. If the owner agrees to reopen cancelled dates and the property is rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after the replacement reservation is paid in full. If it is not rebooked, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; amounts over $3,500 must be paid by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection; coverage details are in the booking agreement. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours.

Getting there

Maidstone Beach and Three Mile Harbor are minutes away. The home is not handicap accessible and is not suitable for unrelated guests or children. The primary renter must be at least 30 years old. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May.
