House rules

Maximum occupancy is eight; no additional guests are permitted. The primary renter must be at least 35. Smoking is not allowed. Fireplace use is prohibited; guests are responsible for damage caused by its use. Events are prohibited. Any proposed events, commercial activities, rotating groups or other non-traditional uses require prior written host approval and may involve additional fees or an increased security deposit. One dog of 15 lbs or less is permitted for $500.00 per booking. Larger dogs, multiple dogs and other pets require express approval in advance. The dog approval fee is $500 per dog per booking. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $120.00 per night. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. A refundable cash security deposit of 10% is required, governed by a separate agreement signed by owner and guest before check-in. Reservations require approval before confirmation. Unless otherwise stated, payments are non-refundable. If cancellation dates are reopened at the owner's discretion and rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after the replacement reservation is paid in full. If no replacement booking is made, guests may use their original dates provided scheduled payments are complete and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule showings during reasonable daytime hours.

Getting there

Main Beach and Two Mile Hollow Beach are a short drive or bike ride away. Georgica Beach, Wiborg Beach and Egypt Beach are nearby. The property is not handicap accessible. The primary renter must be at least 35 years old. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture, equipment and pool availability; seasonal cleaning and updates typically occur in late April or early May.
