House rules

The primary renter must be at least 30. Smoking is not allowed. Children aged four and under are not permitted. Additional guests require express approval; a fee of $500 per person per night may apply. Pets require owner approval; the dog approval fee is $500 per dog per booking, and additional fees or a security deposit may apply. Events are prohibited. Commercial activities, rotating groups and other non-traditional uses require prior written host approval and may incur additional fees or an increased security deposit. Utilities are included, but guests are responsible for excessive usage, defined as utility costs above $175.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Reservations require approval before confirmation. Payments are generally non-refundable. If the owner agrees to reopen canceled dates and the property is rebooked for the original dates at the same or a higher price, a refund less 20% of the total reservation amount is issued after the replacement payment is collected in full. If no replacement reservation is made, use of the original dates requires payments in accordance with the agreed schedule and written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger balance payments must be made by check, ACH or wire. Damage protection of up to $25,000 is provided in lieu of a security deposit, subject to the booking agreement. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to use reasonable daytime hours. For stays outside Memorial Day through Labor Day, inquire before booking about outdoor furniture and equipment availability.
