House rules

The primary renter must be at least 35 years old. No guests beyond the maximum occupancy of six are permitted. Pets and smoking are prohibited. Reservations require approval before confirmation. Commercial activities, other non-traditional uses and rotating guest groups require prior written host approval; additional fees or an increased security deposit may apply. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $110.00 per night. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. A refundable cash security deposit of $10,000 is required, governed by a separate agreement signed by owner and guest before check-in. Payments are generally non-refundable. If the owner agrees to reopen cancelled dates and Marquis rebooks the original dates at the same or higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, the original dates may still be used if payments comply with the booking schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. The owner may show the property to prospective renters or buyers, with efforts to provide advance notice and schedule showings during reasonable daytime hours.

Getting there

Ditch Plains Beach is across from the home and within walking distance. Montauk's shops and restaurants are a short drive away. Two bedrooms are on the first/main floor and one is on the second floor. Outside Memorial Day through Labor Day, inquire before booking about availability of outdoor furniture and equipment; spring cleaning and updates typically take place in late April or early May.
