House rules

The primary renter must be at least 30 years old. Maximum occupancy is eight; additional guests beyond this limit are not permitted. Smoking is not allowed. Reservations require approval before confirmation. Pets require owner approval, with possible additional fees and/or security deposit; the dog approval fee is $500 per dog per booking. Events require express approval. Events, commercial activities, other non-traditional uses and rotating groups during the same stay require prior written host approval and may incur additional fees and/or an increased security deposit. Utility fees are included, but guests are responsible for excessive utility usage. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. A refundable cash security deposit of $2,500 is required, governed by a separate agreement signed by owner and guest before check-in. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours. Payments are generally non-refundable. If the owner elects to reopen cancelled dates and they are rebooked at the same or a higher price, a refund less a 20% penalty on the original total reservation amount is issued after full payment for the replacement booking. If no replacement booking is made, guests may use their original dates if payments meet the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire.

Getting there

Ponquogue Beach is a five-minute drive or a 20-minute run away. The pool is not fenced. Inquire before booking about pool/hot tub availability outside Memorial Day to Labor Day and about outdoor furniture and equipment during the off-season; spring cleaning and updates typically take place in late April or early May.
