House rules

The primary renter must be at least 25 years old. Pets and smoking are prohibited. Additional guests require express approval. Events are prohibited; any proposed event, commercial activity, non-traditional use or rotating guest group requires prior written host approval and may incur additional fees or an increased security deposit. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $105.00 per reservation night. One end-of-stay cleaning is included. For reservations longer than seven nights, one cleaning per week is mandatory at the guest’s expense. Unless otherwise stated, payments are non-refundable. If cancellation dates are reopened at the owner’s discretion and rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the new reservation is collected. If no new reservation is made, the original dates may still be used provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours.

Getting there

Downtown Bridgehampton is a few minutes’ walk away; the ocean is a quick drive away. Ocean Road is a nearby beach. The property is not handicap accessible. For stays outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; seasonal cleaning and updates typically occur in late April or early May.
