House rules

The primary renter must be at least 30 years old. Maximum occupancy is six; no additional persons are permitted. Pets and smoking are prohibited. Events are prohibited. Event-related reservations, commercial activities, other non-traditional uses and rotating guest groups require prior written host approval; additional fees or an increased security deposit may apply. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $115.00 per night of the reservation. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Unless otherwise stated, payments are non-refundable. If cancellation dates are reopened at the owner's discretion and rebooked for the original dates at the same or higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment is collected for the replacement reservation. If the property is not rebooked, guests may use their original dates provided payments meet the agreed schedule and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; payments above $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, with coverage details in the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours.

Getting there

Not handicap accessible and not suitable for multiple families. All bedrooms are on the second floor. The home is minutes from Bridgehampton, Sagaponack and Water Mill, near beaches and town. For stays outside Memorial Day to Labor Day, inquire before booking about pool, outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May.
