House rules

The primary renter must be at least 30 years old. Smoking is not allowed. Additional persons and events are prohibited without express approval. Events, commercial activities, other non-traditional uses and rotating groups during the same stay require prior written host approval; additional fees and/or an increased security deposit may apply. Pets require owner approval and may incur additional fees and/or a security deposit. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $150.00 per night of the reservation. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Unless otherwise stated, payments are non-refundable. On cancellation, Marquis will use best efforts to work with the owner to reopen the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total original reservation amount is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments above $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, with coverage details in the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours.

Getting there

All five bedrooms are on the second floor; the additional sofa-bed sleeping area is on the first floor. Village shops are nearby, and Bridgehampton, Sagaponack and Sag Harbor are minutes away. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; seasonal cleaning and updates typically take place in late April or early May.
