House rules

The primary renter must be at least 25 years old. Reservations require approval before confirmation. Smoking is not allowed. Additional people and events require express approval. Events, commercial activities and other non-traditional uses, including rotating guest groups, require prior written approval; additional fees or an increased security deposit may apply. One dog of 30 lbs or less is permitted for an additional $100.00 per booking. Larger dogs, multiple dogs and other pets require express approval. The additional-fees schedule specifies $100 per dog per booking. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs exceeding $75.00 per night. One end-of-stay cleaning is included. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are generally non-refundable. If canceled dates are reopened at the owner's discretion and successfully rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If the dates are not rebooked, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. The owner may show the house to prospective renters or buyers, with efforts to provide advance notice and schedule reasonable daytime visits.

Getting there

Bridgehampton restaurants and shops are nearby. The pool and backyard are not fenced. Outside Memorial Day to Labor Day, inquire before booking about pool use and availability of outdoor furniture and equipment. Seasonal cleaning and updates typically take place in late April or early May.
