House rules

Maximum occupancy is three; no additional persons are permitted. The primary renter must be at least 25 years old. Reservations require approval before confirmation. Events are prohibited. Special-use reservations, including commercial activities, rotating groups and event-related uses, require prior written host approval and may incur additional fees or an increased security deposit; this does not constitute general permission for events. Utility fees are included, but guests are responsible for excessive utility usage, defined as utility costs over $15.00 per reservation night. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. If canceled dates are reopened at the owner's discretion and rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement booking. If the dates are not rebooked, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. Instead of a security deposit, the property includes up to $25,000 in damage protection, subject to the booking agreement. The owner may arrange showings to prospective renters or buyers, striving to give advance notice and schedule them during reasonable daytime hours.

Getting there

The guest house is seasonal. The property is not suitable for multiple families, unrelated guests or children. Outside Memorial Day through Labor Day, inquire before booking about the availability of outdoor furniture and equipment; spring cleaning and updates typically occur in late April or early May.
