House rules

The primary renter must be at least 35. Reservations require approval before confirmation. Additional persons require express approval. Smoking is not allowed. Events are prohibited; events, commercial activities, rotating guest groups and other non-traditional uses require prior written approval and may incur additional fees or an increased security deposit. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Guests are responsible for excessive utility usage, defined as utility costs over $35.00 per night of the reservation. Maintenance fees for pool, lawn and utilities are assigned to the tenant. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability. Spring cleaning and updates typically occur in late April or early May. The owner may arrange daytime showings to prospective renters or buyers, with advance notice and efforts to respect guest privacy. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and successfully rebooked at the same or higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement reservation. If not rebooked, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement.

Getting there

The house is on an arm of Mecox Bay leading to Scott Cameron Beach; nearby beaches include Scott Cameron Beach and Mecox Beach. Access to the house is along a long right of way from the road. A large pond is on the grounds. A gate and fence separate the grounds from the bay and pond, with dense thorny planting along the pond border; the backyard is not fenced. The property is not suitable for multiple families or unrelated guests.
